The 2014 San Diego Duplex-Triplex-Fourplex 2nd Quarter Report (April 1 – June 30, 2014) consists of the following data/charts. Also included is a a comparison of 2014 vs 2013 stats of Duplexes, Triplexes, and Fourplexes sold in San Diego County.
SECOND QUARTER 2014 VS FIRST QUARTER 2014
Similar to last quarter, we see a mixture of increases and decreases in median/average value for San Diego duplexes, triplexes, and fourplexes. Looking closer at median prices, which is typically the best indicator of market activity, we see some good increases in value with exception to fourplexes.

Even though the quarter-to-quarter activity shows a mixture of increases and decreases, the year-to-date prices still reveal a respectable increase in 2-4 unit prices since last year.
Q1 2014 VS. Q2 2014 DAYS ON MARKET (DOM)
This data also shows varying results, showing sizable increases and decreases in median days on market. Looking at median days on market, one can assume that this quarter, San Diego 2-4 units sold faster than last quarter.
YTD DOM 2013 VS. 2014 YTD DOM
Across the board, the days on market are higher this year than last year for San Diego duplexes, triplexes, and fourplexes. This tells us that San Diego 2-4 units are taking longer to sell in all categories.
We can see there has been a substantial increase in San Diego 2-4 units sales from Quarter 1 to Quarter 2. However, when comparing YTD data, we see that much less San Diego duplexes, triplexes, and fourplexes have sold this year compared to last year.
It’s another mixed bag of data this quarter. Overall, San Diego 2-4 units have sold in more volume than last quarter and for higher prices, with exception to the fourplex category. San Diego duplexes, triplexes and fourplexes seem to have been selling faster than last quarter as well. Overall, it’s good to see a strong quarter for San Diego 2-4 units and it will be interesting to see how the next quarter performs.
