Buying a Duplex to Live In? Here’s a Real World Example

Are you interested in buying a 2-4 unit property to live in one unit and rent the others to help out with the mortgage? You’re not alone. We work with many clients whose goal it is to purchase a 2-4 unit property just to have supplemental income to help with the mortgage.

Recently, we worked with a client that’s a perfect example for those out there wondering if there are nice duplexes, triplexes, or fourplexes for sale with an extra unit or more to provide supplemental income. Their newly purchased San Diego Duplex is an owner occupant’s dream. Read below for details.

The Duplex Example: 2 houses on one lot:
Description:  Two detached 2bedroom houses on one lot, each unit with its own fenced yard and attached garage. The units are located on opposite ends of the property which allows for maximum yard space for each unit. Excellent condition, move-in ready.
 

This real example sold for $485,000 and the larger unit rented for $1,895/month. With 20% down, at today’s rate, a buyer could essentially live in the smaller 2 bedroom house for approx $600/month after you deduct the rental income from the mortgage payment. That’s right, $600/month! That’s far less than a comparable unit would even rent for in that area.
