The 2014 San Diego Duplex-Triplex-Fourplex 3rd Quarter Report (July 1 – September 30, 2014) consists of the data and charts below. Also included is a comparison of 2014 vs 2013 statistics of Duplexes, Triplexes, and Fourplexes sold in San Diego County.
THIRD QUARTER 2014 VS SECOND QUARTER 2014 SOLD PRICES
With exception to triplex median prices, we see positive growth across the board since last quarter’s results.
YTD 2013 VS. YTD 2014 AVERAGE AND MEDIAN SALES PRICE
As expected, the year-to-date results for San Diego duplexes, triplexes, and fourplexes show solid increases in prices from last years year-to-date prices.
Q2 2014 VS. Q3 2014 DAYS ON MARKET (DOM)
What’s interesting is that San Diego duplexes, triplexes, and fourplexes are selling at a much slower rate this quarter than the last. It’s quite a contrast from the days-on-market exhibited last quarter which showed areas of decreased days-on-market. This quarter, it took longer to sell San Diego 2-4 units in all categories.
Year-to-Date (YTD) DOM 2013 VS. 2014 YTD DOM
It appears that San Diego 2-4 units showed that it took longer in all categories to sell compared to last year’s ytd, similarly to last quarter’s results.
TRANSACTION ACTIVITY
While there was an increase in sales activity for San Diego duplexes, triplexes, and fourplexes across the board from last quarter, it still shows a decrease in overall activity year-to-date compared to last year. The difference is actually quite substantial.
CONCLUSION
This third quarter we see similar figures as last quarter with prices rising, but days-on-market and overall transactions are slowing. It will be interesting to see what the last quarter results bring and what this means for the future of the market.
